Welcome to the first edition of Devco Developments.
As you’ll see in this newsletter, there is a lot happening at Devco and the Salt River Pima-Maricopa Indian Community. We hope that our new quarterly newsletter will keep you up to date about all of Devco’s Developments.
In this first edition of Devco Developments we feature the LEED® certification that Chaparral V was awarded by the U.S. Green Building Council. Our office building is believed to be the first and only Native American office building to receive this certification and the news was widely picked up by the general media as well as real estate and construction publications and in Indian Country. Congratulations to Vice Chair Momilani Kauakahi for championing this initiative.
I also want to formally welcome Connie Reinbold to our staff. Many of our tenants have already met her at our tenant appreciation events. All our staff is always available to assist you in any way that we can.

Chaparral Business Center V Receives LEED® Certification
Salt River Devco, an enterprise of the Salt River Pima-Maricopa Indian Community, announced recently that Chaparral Business Center V has been awarded LEED ® Certification established by the U.S. Green Building Council (USGBC) and verified by the Green Building Certification Institute (GBCI). LEED is the nation’s preeminent program for the design, construction and operation of high performance green buildings.
“This award indicates the importance that the Salt River Pima-Maricopa Indian Community places on sustainable development,” said Tim Pickering President & CEO of Salt River Devco.
Chaparral V is located on the northeast corner of Pima and Chaparral roads. The 70,735 square foot building is located on a 6.8 acre site. It was constructed in November, 2005. DFD CornoyerHedrick Architecture designed the building; Hardison/Downey was the general contractor. Tenants include Keller Williams Realty, Fender Guitar, OneNeck and Acclivity Health Care.
“We are a technology services company and green is an important initiative for us. Any way we can extend this endeavor into other areas of our business is good practice for us and supports the larger community. As a leader in our industry, we want to provide a healthy work environment for our employees,” said Chuck Vermillion, CEO of OneNeck.
Chaparral V was the first of several buildings constructed on the 83.3 acre site. According to a landmark study drawing on national data for 100 green buildings in the U.S., green structures pay for themselves 10 times over the initial investment to design and construct them with savings on water and energy.
“This achievement recognizes our commitment to the environment and to the future” said Diane Enos, President of the Salt River Pima-Maricopa Indian Community. “Everyone involved in the design and construction of this office building deserves our thanks for bringing this level of green construction home to our tribal land.”

LATEST DEVELOPMENTS
"Uncorked & Unplugged"
Devco recently participated in a collaborative public service effort with Clear Channel to provide a billboard to support the Boys & Girls Club of Greater Scottsdale’s signature event, “Uncorked & Unplugged.”
Proceeds from this event are directly applied to youth development programs for the 16,000+ members of the Boys & Girls Clubs of Greater Scottsdale. Two Boys & Girls are located on the Salt River Pima-Maricopa Indian Community.
Customer Appreciation
During September and October, five customer appreciation breakfasts were held on the campus of Chaparral Business Centers III, IV and V. Ice Cream socials were also held for our tenants in Buildings I and II. We appreciate your business as well as your comments and suggestions. All of your comments are being compiled and will be responded to directly. More than 800 of our customers attended these events.

Conditional Use Permit Moves Ahead
Salt River Devco has requested a conditional use permit for Courtyard by Marriot hotel that would be located on the Santeo property within the northeast corner of Jackrabbit Road and Pima Road west of Loop 101 Pima Freeway. The Land Management Board conducted a public hearing for the hotel on Monday, November 2, 2009. The request will now go to Council for further consideration.
Cell Towers
In spring, 2009, three new flag poles were erected at Chaparral Business Center which serve as cell towers for the Community and surrounding area. Salt River Devco Asset Manager Frano Milicevic worked with Saddleback Communications to get these flagpole/cell towers installed. These poles represent the latest in “stealth” technology in which the upper portions of the flagpoles house the cellular antennas.

UPCOMING DEVELOPMENTS
The Arizona Department of Transportation announced that it is planning to construct an additional left-turn lane from eastbound Chaparral Road to the northbound State Route (SR) 101.
The project will widen Chaparral Road 5 feet to the south and 3 feet into the existing median to create a 58-foot-wide roadway with two 10-foot-wide left turn lanes, two 10-foot wide travel lanes, and an 11-foot-wide right-turn lane plus a 5-foot-wide shoulder on the eastbound side of the road. The median will be modified on Chaparral Road, catch basins to the edge of the roadway will be relocated and the retention basin along the Wal-Mart parking lot will be regarded. The project will require a temporary construction easement from the Community on the south side of Chaparral Road near the Wal-Mart parking lot. At least one traffic lane in each direction will remain open during construction. It is anticipated that construction would begin in spring 2010 and last approximately 3 months.

The Salt River Pima-Maricopa Indian Community was featured on National Public Radio’s “All Things Considered,” The story by Daniel Kraker featured the new major league baseball stadium as part of the Community’s overall successful economic development strategy.
